20 affordable homes completed in Godalming as next phase approved

Waverley Borough Council has completed 20 new high-quality, energy-efficient affordable homes at Site C at Ockford Ridge in Godalming, marking the latest milestone in the council's programme to deliver new affordable housing in the area.

Across the wider Ockford Ridge development, almost 100 affordable homes have now been delivered, with 10 more due to be completed at Site C in September, and planning permission secured for a further 20 homes at Site F, which will form the next phase of the regeneration scheme.

The homes at Ockford Ridge Site C include a mix of houses and flats designed to meet a range of local housing needs, including properties suitable for families, individuals and residents with disabilities. In total, the development comprises 18 houses and 12 one-bedroom flats, all built to an EPC 'A' rating and designed to be affordable to run, accessible and future-proofed.

The houses include two-bedroom and three-bedroom family homes, all with private gardens. Most have parking spaces within the property boundary, and all include electric vehicle charging points. Within the block of flats, two ground-floor homes are fully adapted for residents with disabilities, while four of the houses include a ground-floor bedroom with en-suite bathrooms, which can be adapted into wet rooms if residents' needs change.

Sustainability has been central to the design of the development. All homes feature air source heat pumps, solar panels and high levels of insulation, helping residents reduce both energy bills and carbon emissions.

Delivering decent, affordable homes is a key priority for Waverley Borough Council, with the Ockford Ridge development forming an important part of the council's wider housing programme.

Councillor Janet Crowe, Co-Portfolio Holder for Housing (Delivery), said:

"This has been a complex scheme, but the result is something we can be proud of. These homes are well designed, energy efficient and adaptable, and they meet the high standards we expect for affordable housing in Waverley. Developments like Ockford Ridge are helping us increase the supply of high-quality homes that local people can genuinely afford."

Councillor Paul Rivers, Co-Portfolio Holder for Housing (Operations and Services), added:

"Ockford Ridge shows how affordable housing can support people at different stages of life, from accessible flats to family homes that can be adapted as needs change. Combined with renewable energy and EV charging, this development is about creating homes that work well now and into the future."

The council worked closely with its contractor, Thakeham, to complete the development.

Earlier phases of the Ockford Ridge programme have already delivered new council homes across Sites A, B and D, which are now fully occupied.
