Demolition of Buildings
The Building Control service is responsible for dealing with demolitions.
The Building Act 1984 requires, anyone intending to demolish a property, to notify:
- the local authority
- the suppliers of gas and electricity, and
- the occupiers of adjacent buildings.
Demolition work should not start until the local authority has replied to this 'Section 80 Notice' or until six weeks have passed.
You do not need to notify the local authority if the demolition is:
- of an internal part of a building, where the building is occupied and it is intended that it should continue to be occupied;
- of a building with an external volume not more than 50m2;
- of a greenhouse, conservatory, shed or prefabricated garage (where they form part of a larger building);
- of an agricultural building, unless it is in contact with another non-agricultural building.

You will need to fill in a Demolition Notice - Section 80 if you intend to demolish a building or part of a building.
