Building Control and dangerous structures

The Building Control service is responsible for dealing with dangerous structures. Typical dangerous structures are - buildings following a fire or vehicle impact, loose roofing materials and freestanding walls that have become unstable.

A Building Control Surveyor will respond to the report of a dangerous structure by making a site inspection to assess the danger and if necessary will contact the property owner.

Often a dangerous building or structure will be quickly dealt with by the owner.

Buildings or structures may become dangerous over a long period (eg by being overloaded or through neglect). If this is the case the local authority may apply to a magistrates' court to make an order requiring the owner to remove the danger.

Sometimes, emergency measures are required (e.g. when a vehicle has crashed into a building). If the owner of the building or structure cannot be contacted, the local authority may undertake certain measures to remove the immediate danger, such as erecting temporary fencing or scaffolding. The costs of such works are then recovered from the owner.
