There are three types of building control applications: Full plans, Building notice or regularisation.  These are explained in more detail below.

Full plans application

This is the most thorough option. We check your plans to ensure your building work will comply with the Building Regulations.

Following our initial assessment, you can expect a decision within five weeks (or within two months with your consent). However, ideally we try to make a decision even sooner than this as long as we have all the information we need and any queries we have are promptly answered.

We will then inspect the building work on site as the work progresses and at the end of the project. As long as the building work complies with the regulations, you will be issued with a completion certificate.

Building notice

This type of application is only for smaller projects. You can start work two days after your notice has been submitted. You don't get formal approval like you do with full plans as we do not carry out an assessment of your plans.

Regularisation

You can apply for 'regularisation' - retrospective approval for work already carried out without consent.

Only work carried out after 11 November 1985 can be approved in this way.
