Housing repair responsibilities

Which repairs are we responsible for?

Repair work that we should do:

Structural repairs including:

  • drains, gutters, and outside pipes
  • roofs, chimneys, chimney stacks, and flues
  • foundations, outside walls, outside doors, window sills, window catches, sash cords, and window frames
  • internal walls, floors, and ceilings, plasterwork, doors and door frames, door hinges, and skirting boards pathways, steps, and other ways in and out of your home
  • garages, brick sheds, and store areas
  • boundary walls, fences, and gates that are in a poor condition because of age.

Repairs to fittings and supply systems including:

  • baths, showers, basins, sinks, and toilets
  • kitchen cupboards
  • electrical wiring, including sockets and switches
  • gas pipes, water pipes, and internal drainage pipes
  • water heaters, fitted fires, fireplaces, and central heating

Repairs to shared areas including:

  • shared entrances, halls, stairways, and passages
  • lifts, rubbish chutes, and lighting
  • shared washing lines
  • entry phones, fire alarms, shared TV aerials, and smoke detectors in shared areas

Decorating:

  • painting the outside of the property 
  • decorating the shared areas

You should expect repairs to be carried out in the following timescales
